Park City Home Loan Limits Increase

  

Park City Home Buyers Rejoice…

The Economic Stimulus Act of 2008 Makes Borrowing Less Expensive!  Because the Park City, Utah area qualifies as a “high-cost” area, it received the maximum allowable increase under the new stimulus plan.

The New “Conforming” Loan Limits Expire December 31st

Between April 1st and December 31st, 2008 FHA, Fannie Mae and Freddie Mac “Conforming” loan limits in Summit County will be raised to $729,750.  In nearby Wasatch County, the “Conforming” limits were raised to $431,250.

 This should open the door for Park City Home buyers to purchase or refinance their properties at “Conforming” loan rates, as opposed to paying “jumbo” loan rates.  In recent weeks, jumbo loans have carried about a one point premium in rates over conforming loan products.

This is good news for buyers, as the “Mortgage Crisis” has made real estate financing more difficult and more expensive in recent months. Here are the new FHA Mortgage Limits for every county in the USA.

If you can’t leave your kids with the grandparents and don’t have the nanny that travels with you, kids are a part of vacations. They can be really fun to have along as long as they don’t get ‘bored’ Lets be honest, family vacations can be challenging enough without having kids who are ‘bored’. Keeping kids constructively occupied without shelling out big dollars can be difficult in a ski town during the season.

The children’s ages dictate family plans on a skiing vacation. Can they enroll in ski school so you can get your turns too or do you need to get daytime babysitter? Sundance Aside, Where Are The Movie Theatres in Park City, Utah?

The Sundance Film Festival every January brings visitors from around the world to watch films in Park City, Utah.  It’s quite a spectacle, and worth a visit if you like rubbing shoulders with Hollywood heavy-hitters, A-list stars, and wannabes of all sorts.

If you’re not about the scene, and just want to take in a film or two while you’re visiting, here are your options…

The Holiday Village Cinemas is conveniently located next to the Albertson’s supermarket in Park City is closest to the slopes.  To expand your options, the new Redstone cinemas offers eight screens at Kimball Junction walking distance to lots of dining and shops.

Successfully Navigating Utah Liquor Laws

You can get a drink in Utah!

The liquor laws may seem foreign to most people not from Utah, but if you can navigate them with the help of the Park City Guru, you can enjoy yourself immensely in this picturesque ski town.

Your server in any establishment will try to make it easy on you to keep legal and happy, but there is a large difference in how you can drink depending on the license of the establishment, which is either a restaurant liquor licensee or a private club.

You cannot get served hard liquor until noon except at the airport, though domestic 3.2 beer can be served as early as 10am

Private clubs are the bars in Utah; to drink there you must join the club.

Usually this is accomplished by paying a nominal fee for a temporary membership, which should cover you for your stay.
You can sit at the bar in a club and can actually get a ‘double’ by asking for a ‘sidecar’ of the main liquor in your cocktail. This shot will be poured separately and has to be added into your drink by you.

Some bars and restaurants have the ability to serve their patrons alcohol when they are dining through the restaurant liquor license. If you are in this type of establishment, you must demonstrate your ‘intent to dine’.
The ‘intent to dine’ can be inferred by asking for a menu and is usually enough to allow you to buy one round at a restaurant, though your server may require you to order some food on your second round. Often they have a menu item that covers the legality for just a few dollars.
The servers will be fastidious in not serving you more than one drink at a time, though wine at a dinner table is a little more relaxed. You cannot get a ‘sidecar’ in these establishments.

Liquor stores are run by the state and are closed on Sundays. There is a small store on main street of Park City, and a very large one at the Snow Creek marketplace across from the supermarket.
