We sat down and had lunch with some of the brightest minds in resort real estate last week.

Guests at the event included Harry Frampton (Founder of East West Partners and Chairman of the Urban Land Institute) and Jim Flaum, the Managing Broker for Slifer, Smith and Frampton Vail Associates Real Estate.

These guys have been selling ski-in/ski-out real estate for decades, and they traveled to Park City to generously share some of their experiences in challenging economic times with a handful of local brokers who had been invited to the think-tank themed luncheon.

Good News For Park City & Deer Valley Real Estate

Global hotel brands St. Regis, Montage, and Waldorf=Astoria all have ultra-luxury hotels under construction in the Park City/Deer Valley area.

The Halo Effect: ”Branded” Hotels Will Redefine Deer Valley Real Estate

According to Frampton, Deer Valley will see a “Halo Effect” the day the St. Regis Resort & Residences, Deer Crest opens its doors in 2009.

“We saw it happen with the Ritz Carlton in Bachelor Gulch.  As soon as the hotel opened, we saw a totally different type of visitor to the valley.”  The type of visitor who only stays at branded 5 star resorts…

Will History Repeat Itself in Deer Valley, Utah?

So what was the impact on the local real estate market in Vail when the Ritz Carlton opened?  “Average prices increased from $200-400 per square foot at neighboring properties in town,”  according to Frampton.

Expert Says Global Hotel Brands Will Elevate Park City, Utah as a Travel Destination

There’s tremendous power and leverage behind the global brands. According to Jim Miller, General Manager of Dakota Mountain Lodge, “branded hotels will help elevate the Park City area as a destination.”

Consider the new Waldorf=Astoria Dakota Mountain Lodge, for instance.  Hilton is the parent company of Waldorf=Astoria Collection.  Dakota Mountain Lodge is the only true ski-in/ski-out property in Hilton’s stable.

Park City Hotel Reservations Turbocharged?

Hilton books over 1 million room nights per day using a robust online reservation system for their 3,300 properties.  This doesn’t even include the additional rooms reserved on online travel sites like Hotwire, Expedia, and Travelocity.

Furthermore, they have more than 200 global salespeople whose sole job is to promote and book group and conference reservations at Hilton hotels around the world.  This could be a key ingredient in creating business during the non-skiing months.

The ability to tap into sister brands is critical.  Think of the 20 Million Hilton Honors customers, not to mention their cooperative marketing agreements with airlines, credit card companies, etc…

The Dakota Mountain Lodge to Debut at The Canyons

BEVERLY HILLS, Calif. – February 22, 2008 – The Waldorf=Astoria Collection and DuVal Development
announced today the signing of the Dakota Mountain Lodge, a Waldorf=Astoria Collection hotel and the luxury brand’s and Hilton’s first ski management property.

Located in Park City, Utah as part of The Canyons, Utah’s largest ski and snowboard resort and one of the largest in the United states, the Dakota Mountain Lodge will offer guests an assortment of unique experiences and discoveries for luxury ski enthusiast travelers. Completion and opening is scheduled for spring 2009.

Welcoming this hotel into The Waldorf=Astoria Collection, Ernest Wooden, Jr., executive vice president-brand
management said, “Selection for the Waldorf=Astoria Collection is exclusive. Only landmark hotels with a
reputation for superior service, a luxurious sense of place and unique architecture or artistic and historical
significance receive such designation.

Befitting of a luxury hotel, Dakota Mountain Lodge ideally represents The Waldorf=Astoria Collection brand within the scenic State of Utah.” The 197-guestroom Dakota Mountain Lodge will range in room size from studios to the six-bedroom penthouse and will be outfitted with the finest furnishings including custom Viking appliances, European showers, Jacuzzi tubs, and an outdoor pool and fire feature – all presenting refined alpine luxury.

Dakota Mountain Lodge Building II Just Released!

A second phase comprising an additional 137 guest rooms in 65 condo units is planned to commence construction in 2008.
Guests will see The Waldorf=Astoria Collection’s hallmarks of discovery and unique experiences throughout the
lodge’s impressive offerings, including access to The Canyons’ new Frostwood Gondola, which is currently
under construction and will be adjacent to the Dakota Mountain Lodge
. Guests will be able to ski-in/-out to The Canyons’ slopes with personal ski valets escorting their equipment to and from the gondola.

For après ski, or as a destination in itself, guests will be able to indulge in the Dakota Mountain Lodge’s
20,000-square-foot world-renowned Golden Door Spa consisting of 20 treatment rooms, an elaborate fitness center and a full beauty salon – all in a unique and spectacular environment.

Tom Posey, president and chief executive officer, Golden Door Spas added, “Golden Door welcomes the world
class brand of the Waldorf=Astoria to the Dakota Mountain Lodge. We look forward to working with this

The resort will offer a multitude of activities throughout the spring, summer and fall such as: horseback riding and
fly fishing. Additionally, The Canyons is in the process of adding a breathtaking 18-hole mountain golf course, which will surround the Dakota Mountain Lodge and is planned to commence construction next summer.

Amenities Define Dakota Mountain Lodge

Other highlights of the Dakota Mountain Lodge will include a 15,000-square-foot ballroom and meeting space with its own kitchen, a 5,000-square-foot signature restaurant and lounge, and screening rooms designed to suit the Sundance Film Festival.

The lodge will be located 30 minutes from the Salt Lake City International Airport which services more than 1,000 flights a day from cities across the U.S., as well as international locations. Tips to Finding Lodging in Park City, Utah

So you want to ski the greatest snow on earth and be in the best ski town in North America? Park City, Utah is the place.

Park City, Deer Valley, and the Canyons offer some of the widest variety of terrain in a small area that can be found in North America, plus there are 6 more resorts within an hour drive of Park City, Utah.

Park City has the location and the amenities to satisfy thousands of visitors each night, but the difference in cost for your ski vacation can vary dramatically. Everything can be expensive about a ski vacation and lodging is one of the biggest components.

For the affluent visitor, ski in ski out accommodations range in price from several hundred to several thousand dollars per night. These are world class, Five Diamond lodgings, with service on par with the prices paid.

There are options for regular people as well. Accommodations away from the slopes, but with easy access by free bus or car cost significantly less. Depending on how many people are in your party and bed needs, pricing can be a couple hundred nightly for one and two bedroom condos.

These can be a great deal for larger groups. Make sure to know how accessible the slopes are from the home; is there a bus stop in easy walking distance? Is there parking if you choose to rent a car? Après Ski Starts the Party Early in Park City, Utah

Despite Popular Misconceptions About Utah, Park City Has World-Class Restaurants, a Vibrant Nightlife, and a Great Music Scene.

Apres Ski CartoonVisit the hottest little ski town in the heart of the Wasatch Mountains and you may not want to return home!  Traffic and crummy weather are highly over-rated, don’t you think?

Nightlife in Park City get started early and ends early by most standards. Bars stop serving at 1am , but the party starts early–while the lifts are still running.

Where is the best Apres Ski scene in Park City & Deer Valley? 

After a great day on the slopes, you need a spot to kick back, relax, and re-group for the evening ahead.  There’s a wide variety to weigh, so here are some options…

A taste of the award winning fondue in the bar at Stein Eriksen Lodge feels like a mini-European vacation.  

One too many frothy Stigels at the Goldner Hirsh Inn, and you’ll be ready for a yodeling contest with the ski instructor sitting at the table sitting next to you.

At O’Shucks on Historic Main Street, you can order Schooners (huge vessels that require both hands to hoist the mighty drink) of beer, and patrons toss empty peanut shells on the floor. 

At Talisker’s Tower Club in The Village at Empire Pass, club members lounge in oversized chairs in front of the massive stone fireplace, and sample delictable items off the après ski menu.  Kids have their own clubhouse area downstairs for supervised arts, crafts, and games.

Most of Park City’s nightclubs are found on Historic Main Street.  Harry O’s attracts top name performers year-round.  The No Name Saloon, The Spur, and The Sidecar are other popular hangouts for locals and visitors alike.

Après Ski is More Than a Warm-up For Evening in Park City…

Après ski is under appreciated for the wealth of opportunities it presents. 

“I have witnessed the birth (and sometimes the consummation and break up) of torrid affairs, reunions of long lost friends/lovers/enemies, business deals struck and abandoned, and ugly hands of credit card roulette.” says a longtime Park City bartender

Après Ski timing is critical.  You don’t want to be uncomfortable in your ski boots and wet ski clothes, but going home to shower may keep you from getting the right spot at the right time. 

Your best bet is to change your clothes (at least your shoes) and secure your skis in overnight ski storage facilities at hotels, resorts or in your vehicle.  Otherwise, you may still be in your ski boots when you try to dance with that cute skier that has been flirting with you from the next table.   

Find a place with good music, food and the right mix of people.  Be sure to drink extra water at our high-elevation resorts and do not overindulge early. 

One more thing…Get there before 5pm.  

PS Be nice to your server as you may want to come back the next day–if you leave at all.
