Park City & Deer Valley Real Estate: The “Halo Effect” of Branded Hotels

It’s no secret–the economy is on everybody’s mind these days…

How Will The Economy Impact Real Estate in Park City & Deer Valley, Utah?

We sat down and had lunch with some of the brightest minds in resort real estate last week.

Guests at the event included Harry Frampton (Founder of East West Partners and Chairman of the Urban Land Institute) and Jim Flaum, the Managing Broker for Slifer, Smith and Frampton Vail Associates Real Estate.

These guys have been selling ski-in/ski-out real estate for decades, and they traveled to Park City to generously share some of their experiences in challenging economic times with a handful of local brokers who had been invited to the think-tank themed luncheon.

Good News For Park City & Deer Valley Real Estate

Global hotel brands St. Regis, Montage, and Waldorf=Astoria all have ultra-luxury hotels under construction in the Park City/Deer Valley area.

The Halo Effect: ”Branded” Hotels Will Redefine Deer Valley Real Estate

According to Frampton, Deer Valley will see a “Halo Effect” the day the St. Regis Resort & Residences, Deer Crest opens its doors in 2009.

“We saw it happen with the Ritz Carlton in Bachelor Gulch.  As soon as the hotel opened, we saw a totally different type of visitor to the valley.”  The type of visitor who only stays at branded 5 star resorts…

Will History Repeat Itself in Deer Valley, Utah?

So what was the impact on the local real estate market in Vail when the Ritz Carlton opened?  “Average prices increased from $200-400 per square foot at neighboring properties in town,”  according to Frampton.

Expert Says Global Hotel Brands Will Elevate Park City, Utah as a Travel Destination

There’s tremendous power and leverage behind the global brands. According to Jim Miller, General Manager of Dakota Mountain Lodge, “branded hotels will help elevate the Park City area as a destination.”

Consider the new Waldorf=Astoria Dakota Mountain Lodge, for instance.  Hilton is the parent company of Waldorf=Astoria Collection.  Dakota Mountain Lodge is the only true ski-in/ski-out property in Hilton’s stable.

Park City Hotel Reservations Turbocharged?

Hilton books over 1 million room nights per day using a robust online reservation system for their 3,300 properties.  This doesn’t even include the additional rooms reserved on online travel sites like Hotwire, Expedia, and Travelocity.

Furthermore, they have more than 200 global salespeople whose sole job is to promote and book group and conference reservations at Hilton hotels around the world.  This could be a key ingredient in creating business during the non-skiing months.

The ability to tap into sister brands is critical.  Think of the 20 Million Hilton Honors customers, not to mention their cooperative marketing agreements with airlines, credit card companies, etc…

St. Regis & Montage Also Have Marketing Machines

Do you think this might have an impact on real estate in Park City or Deer Valley?

Talisker Buys The Canyons® Resort

The Canyons Talisker Deal Has Closed!

In one of the biggest deals in the history of Park City Real Estate, luxury developer Talisker closed on the purchase of The Canyons Resort today.

In a press release to members of the exclusive Talisker Club in Park City, Utah today, Talisker announced that it had successfully closed on the purchase.

Talisker Is Key Player in Park City & Deer Valley Real Estate Development

With today’s announcement, Talisker has solidified their role as the leading developer of luxury resort real estate in the Park City and Deer Valley, Utah area.

Before The Canyons acquisition, Talisker already owned over 10,000 acres of land in and around Park City.

It’s clearly a big bet Talisker is placing on the Park City area, and they’re sharing their success with other top-tier luxury resort developers like East West Partners, Ironwood Development, and Montage Deer Valley in the spectacular Empire Pass neighborhood.

Will Talisker’s Big Bet Pay Off?

Last week, Talisker sold two Red Cloud lots for more than $4 million apiece.  Not bad for a real estate market that’s commonly characterized by doom and gloom…

Talisker specializes in high-end luxury real estate developments in Park City and Deer Valley, including the successful Tuhaye and Empire Pass, Deer Valley neighborhoods.

Seems like The Canyons will become a destination luxury resort, following in the footsteps of Deer Valley.  Talisker is not the first big-time developer to invest in the future of The Canyons.  Earlier this winter, it was announced that the Waldorf Astoria Collection was joining forces with the Golden Door Spa at the new Dakota Mountain Lodge.

Talisker Overcame Legal Challenges to Prevail in The Canyons Purchase

Talisker had been pursuing the purchase of The Canyons since 2007, and overcame legal challenges from Vail Resorts and other interested parties throughout the transaction.

The Canyons Resort Sold For $123 million

According to a Form 8-K filed with the United States Securities and Exchange Commission today, the total proceeds received by American Skiing Company were just over $123 Million. Proceeds were received in the form of $52.1 million in cash and $71 million in senior secured notes.

Talisker Sees a Bright Future for The Canyons Resort

We, along with our team in Park City, and the Canyons employees, look forward to unlocking the wonderful potential inside the Canyons ski resort, and to continuing our growing involvement as members of the community,”  Talisker Chairman Jack Bistricer said.

“We expect to bring our brand and standard of development to this wonderful resort over the coming years.”

What Changes Can We Expect At The Canyons?

From where we sit, this is incredibly exciting news! With over 3,700 acres, 155 runs, 17 lifts, 2 terrain parks and 6 natural half pipes, The Canyons has always been a favorite ski area for Park City locals.

Imagine what the resort could become with Talisker’s deep pockets and track record for superb resort planning and luxury amenities!

What’s Your Opinion?

We welcome your comments about what the sale of The Canyons to Talisker means to the community…Any comments?

Dakota Mountain Lodge and Waldorf=Astoria Announcement

Dakota Mountain Lodge Aligns With Waldorf Astoria Collection

Dakota Mountain Lodge May Be Park City’s New Hot Spot. Dakota Mountain Lodge made national news last year with their announcement of their affiliation with the Golden Door Spa.

Today’s news that the Waldorf=Astoria Collection and Hilton have stepped up to the plate is a big deal for The Canyons® and Park City area visitors and potential real estate investors.

Dakota Mountain Lodge

A New Gold Rush in Park City, Utah?

In the past two years, top international boutique luxury hotel brands St. Regis and Montage have started construction on spectacular new hotels in Deer Valley.

Today’s Waldorf=Astoria announcement is a powerful vote of confidence in the bright future of The Canyons® Resort.

Developers are placing big bets on assorted new developments at the base of The Canyons Resort, and the arrival of the venerable Waldorf=Astoria name may be an indicator of exciting future of Park City’s largest ski resort.

Will Luxury Icon Deer Valley® Resort Have to Compete with The Canyons® Resort for Tomorrow’s Luxury Ski Visitors?

Over the years, Deer Valley has succeeded in attracting luxury ski vacationers and second home owners on the strength of snow grooming, dining, and pampering guests.

Local luxury developer Talisker is in the process of purchasing The Canyons Resort® from American Skiing Company. This raises the question of what The Canyons might look like in the years ahead, and will The Canyons emerge as a competitor for Deer Valley’s business in the luxury segment of the market.

Sales at Dakota Mountain Lodge have been strong to date–79 units in Building One are pending sale so far at Dakota.

Do You Make Any of These 3 Critical Buyer Mistakes When Shopping For a Park City Ski Home?

Mistake #1: Wrong Location…Inferior Ski Access

Colony Ski Home With Perfect Ski AccessIf you have the capacity to own a home anywhere, why would you compromise the convenience of ski access?

When you’re searching for the right ski home for your family, don’t buy a ski home first and later learn the truth later that your ski access is an icy luge run down a steep hill into your ski room–or even worse–an exhausting crawl uphill to start your ski day.

The perfect ski home has gentle ski access that allows beginners and skiers of all ages to easily and painlessly access the ski runs.

See how easy the ski access is in the photo to the right?  A level approach through an open glade of aspens provides easy ski-in access.  A gently sloping downhill ski-out makes for an easy traverse back onto the run for skiers and snowboarders alike.

Beware the marketing liberties often taken by over-eager real estate agents–not all ski access is created equal!

Deer Valley Real Estate GuideUnfortunately, you can’t trust some money-grubbing developers either.

We know of one development in Deer Valley currently marketing $5-8 Million homes for sale as ski-in/ski-out that actually require a pretty hefty walk before you’re skiing.

Think about all the kids’ skis & poles you’ll be carrying too!

We recognized this potential consumer trap years ago, so we began publishing the Deer Valley Real Estate Guide.

The Deer Valley Real Estate Guide gives potential owners the no-fluff reality about neighborhood ski access in all of Deer Valley’s nooks and crannies.

Mistake #2: Buy a Ski Home at the Wrong Ski Resort

Not all ski areas are created equal.   Most areas allow snowboarders, but others–like Deer Valley and Alta ski areas in Utah–prohibit snowboarding on their mountains.

Let’s face it–your own generation may prefer skiing to snowboarding, but your kids and grand-kids may very well want to try snowboarding one of these years.

Snowboarding in The ColonyDon’t bother trying to deny it…

The younger generation is much more likely to watch The Winter X Games that begin today, than a re-run of your old favorite “Aspen Extreme” that’s frankly not so extreme by today’s standards!

Can you dispute the excitement and awe of the death-defying tricks these airborne adrenaline junkies inspire on their snowmobiles, in the terrain park, and in the half-pipe?

The biggest benefit of owning a Park City ski home at either Park City Mountain Resort or The Canyons Resort is “choice.”

Your family and guests will know no boundaries when it comes to which type of boards to strap on…  If you own a home in The Colony, you can even switch from skis to a snowboards after lunch, thanks to your enviable slope-side location.

Have you thought about how your resort location impacts your exit strategy–the part about not restricting the possible future buyers of your home to elitist skiers only?

What about your future buyer’s desire to live on a mountain where their kids and grand-kids can snowboard?

Mistake #3: Buy the Wrong Home

Perfect Floor PlanWith real estate markets around the country in turmoil and properties taking longer to sell, your investment can be safer by purchasing a ski home that appeals to the maximum number of buyers.

What do Park City Ski Home Buyers Want?

Vacation homes are a great way for friends and families to reconnect away from the grind of daily life.

When you’re living in your ski home, you’ll certainly want an open floor plan that allows for open lines of communication, both visual and auditory.

See how this home (above photo) in The Colony boasts a spacious designer kitchen that’s open to the great room and dining room?  You’ll also want to have additional gathering areas for larger groups of people, like a downstairs hearth room with bar…

Equally important is a home that allows for privacy from others in the home.

You’ll want a master suite where you can sneak away with your spouse and enjoy some peace and quiet.  Ideal master bedroom locations don’t share walls or floor with any other bedroom suites for maximum privacy.

Amenities separate the best homes from the rest…

Park City wine celarWhat distinguishes one luxurious ski home from another?

  • A well-organized ski prep room keeps dozens of gloves, hats, and goggles neat and tidy
  • State-of-the-art electronics, climate, and security systems increase convenience and safety
  • A professional quality home theatre & multi-media room brings movies and sports to life
  • Home offices in discrete locations allow you to attend to important business uninterrupted
  • Wine cellars insure special bottles are property stored for maximum drink-ability

Family Fun In Park City Utah

Family Fun in Park CityThings to Do With Your Family in Park City, Utah

If you can’t leave your kids with the grandparents and don’t have the nanny that travels with you, kids are a part of vacations. They can be really fun to have along as long as they don’t get ‘bored’ Lets be honest, family vacations can be challenging enough without having kids who are ‘bored’. Keeping kids constructively occupied without shelling out big dollars can be difficult in a ski town during the season.

The children’s ages dictate family plans on a skiing vacation. Can they enroll in ski school so you can get your turns too or do you need to get daytime babysitter? Are they skilled enough to warrant a private instructor so that skiing with them is an option? Price can really climb with private instruction, but the upside is usually skiing with your kids sooner.

Obviously, with a younger age range, reserving a childcare service for a couple of adult nights makes sense as long as you can find reliable child care. Many hotels have services for babysitting and some do more expanded children’s programs. The most trusted child care service in Park City BabysittingPark City and Deer Valley is Park City Sitters.

Check the local Park City movie theatres, Redstone Cinemas and Holiday Village Cinemas, the indoor and outdoor ice rinks, Gorgoza Park and Soldier Hollow tubing hills, The Egyptian theatre, and the Heber Valley Railroad. White Pine touring grooms three different cross country ski tracks on the Park City golf course, where you can also arrange sleigh rides and dog sled adventures. Contact the tour operators for schedules and availability.

The Utah Olympic Park has museums, rides, shows and camps. Check them out at http://www.olyparks.com/

Or, better yet, buy plastic sleds for everyone, find a small, safe hill and enjoy your vacation, together.

Little-Known Tricks Locals Use to Rent Ski Gear in Park City

Renting equipment should be an easy part of your ski trip, but it can be extremely frustrating if mishandled…

These Insider Secrets Will Save You Time and Hassle When You Rent Ski & Snowbaord Gear at Park City, Deer Valley, and The Canyons.

Ski Rentals In Park City, UtahIf you are renting from a shop try to make reservations in advance, especially for busy periods.

Many shops use databases to store your information, which can speed the process measurably. Try not to go when the store is very busy (ie 8:30-9:30 am), which may be difficult to accomplish, but worth the effort.

Pick up your skis the day you arrive.  It’s one less hurdle to clear the next morning when the shops are always busy!

Check out the demo skis and boards available to see if you can lease to own some new sticks. This is usually the newest technology and may give you the edge you need to keep up with your kids.

Also, prices at the on mountain shops are a little more than those a little further away, so you pay for the convenience of not schlepping gear a long way.

If you do not have the intestinal fortitude to go to the shop (and who can blame you) you can arrange for a professional equipment rental service to come to your hotel or condo and completely outfit your entire family. You will need to make reservations and give sizing information in advance. This is a great way to save time and energy and the cost is not too much more than going to the shop.

These companies are listed in the phone directory. I personally recommend Skis on the Run for reliable service.

Their sitters are carefully screened (and have CPR Certifications and have passed background checks) and they employ many teachers and other child-development professionals who have great rapport with the children.

Bring DVDs to Park City, UtahIf you need drop-off child care, Deer Valley has a great children’s center open during the day but space is very limited so you need to book early.

No matter where you’re staying, bring DVD’s as most hotels have DVD players and they can at least buy you enough time for a shower.

Enjoy your stay in Park City, Utah!
