Park City & Deer Valley Estate Home Auction

On the heels of their two previous successful auctions in Deer Valley, Utah this year (Silver Strike Deer Valley Auction and Lookout Deer Valley Auction), Accelerated Marketing Partners (AMP) will be holding a Sealed-Bid Auction for 11 Luxury Park City Estates.

The sealed-bid auction for the 11 luxury homes located in some of Park City and Deer Valley, Utah’s most exclusive neighborhoods will be held on August 27th.

The sale is comprised of nearly $80 million worth of one-of-a-kind estates, each complete with an array of amenities more commonly found in the most highly-appointed residences of the Hamptons, Montecito and Monte Carlo.

Several of the homes feature ski-in/ski-out access at Park City’s acclaimed ski resorts or are located in exclusive golf communities.

The estates are being sold by motivated individuals ready to commit to the highest bidder through a transparent buying process with published reserves; these reserves range from $1.495 million to $15.875 million and are up to a 54 percent slash in price.

DeerField Estate, Deer Crest Deer Valley

This 15,000-square-foot estate,was previously the most expensive listed property in all of Deer Crest when it was taken off the market a year ago. DeerField Estate overlooks Park City and Jordenelle reservoir.  The home has seven master suites and 11 bathrooms, a private gondola for ski-in/ski-out access, indoor swimming pool, billiards, theater, family room with open truss cathedral ceilings and a wine room with 18th Century French cast-iron doors.

DeerField Estate has a published reserve that’s a 54 percent slash in price from the previous asking price.

Deer Crest Home

This 9,657-square-footestate on 0.66 acres is situated on the Jordenelle reservoir view-side of Deer Valley® Resort and features six bedrooms and seven baths. There are multiple dining areas, radiant heated floors, and the estate is fully landscaped with terraces, patios and decks.

Deer Crest has a published reserve that’s a 19 percent slash in price from the previous asking price.

The Colony at White Pine Canyon

Nestled among the Aspen trees along the ski slopes of The Canyons Resort®, this 7,000 square-foot fully-furnished estate on 6.24 gorgeous wooded acres is located within The Colony, a gated ski-in/ski-out  community.  The home features six bedrooms and eight baths, an open-showcase kitchen, five stone fireplaces, a wine cellar, and a state-of-the-art theater system.

Promontory

We sat down and had lunch with some of the brightest minds in resort real estate last week.

Guests at the event included Harry Frampton (Founder of East West Partners and Chairman of the Urban Land Institute) and Jim Flaum, the Managing Broker for Slifer, Smith and Frampton Vail Associates Real Estate.

These guys have been selling ski-in/ski-out real estate for decades, and they traveled to Park City to generously share some of their experiences in challenging economic times with a handful of local brokers who had been invited to the think-tank themed luncheon.

Good News For Park City & Deer Valley Real Estate

Global hotel brands St. Regis, Montage, and Waldorf=Astoria all have ultra-luxury hotels under construction in the Park City/Deer Valley area.

The Halo Effect: ”Branded” Hotels Will Redefine Deer Valley Real Estate

According to Frampton, Deer Valley will see a “Halo Effect” the day the St. Regis Resort & Residences, Deer Crest opens its doors in 2009.

“We saw it happen with the Ritz Carlton in Bachelor Gulch.  As soon as the hotel opened, we saw a totally different type of visitor to the valley.”  The type of visitor who only stays at branded 5 star resorts…

Will History Repeat Itself in Deer Valley, Utah?

So what was the impact on the local real estate market in Vail when the Ritz Carlton opened?  “Average prices increased from $200-400 per square foot at neighboring properties in town,”  according to Frampton.

Expert Says Global Hotel Brands Will Elevate Park City, Utah as a Travel Destination

There’s tremendous power and leverage behind the global brands. According to Jim Miller, General Manager of Dakota Mountain Lodge, “branded hotels will help elevate the Park City area as a destination.”

Consider the new Waldorf=Astoria Dakota Mountain Lodge, for instance.  Hilton is the parent company of Waldorf=Astoria Collection.  Dakota Mountain Lodge is the only true ski-in/ski-out property in Hilton’s stable.

Park City Hotel Reservations Turbocharged?

Hilton books over 1 million room nights per day using a robust online reservation system for their 3,300 properties.  This doesn’t even include the additional rooms reserved on online travel sites like Hotwire, Expedia, and Travelocity.

Furthermore, they have more than 200 global salespeople whose sole job is to promote and book group and conference reservations at Hilton hotels around the world.  This could be a key ingredient in creating business during the non-skiing months.

The ability to tap into sister brands is critical.  Think of the 20 Million Hilton Honors customers, not to mention their cooperative marketing agreements with airlines, credit card companies, etc…

Talisker Buys The Canyons® Resort

The Canyons Talisker Deal Has Closed!

In one of the biggest deals in the history of Park City Real Estate, luxury developer Talisker closed on the purchase of The Canyons Resort today.

In a press release to members of the exclusive Talisker Club in Park City, Utah today, Talisker announced that it had successfully closed on the purchase.

Talisker Is Key Player in Park City & Deer Valley Real Estate Development

With today’s announcement, Talisker has solidified their role as the leading developer of luxury resort real estate in the Park City and Deer Valley, Utah area.

Before The Canyons acquisition, Talisker already owned over 10,000 acres of land in and around Park City.

It’s clearly a big bet Talisker is placing on the Park City area, and they’re sharing their success with other top-tier luxury resort developers like East West Partners, Ironwood Development, and Montage Deer Valley in the spectacular Empire Pass neighborhood.

Will Talisker’s Big Bet Pay Off?

Last week, Talisker sold two Red Cloud lots for more than $4 million apiece.  Not bad for a real estate market that’s commonly characterized by doom and gloom…

Talisker specializes in high-end luxury real estate developments in Park City and Deer Valley, including the successful Tuhaye and Empire Pass, Deer Valley neighborhoods.

Seems like The Canyons will become a destination luxury resort, following in the footsteps of Deer Valley.  Talisker is not the first big-time developer to invest in the future of The Canyons.  Earlier this winter, it was announced that the Waldorf Astoria Collection was joining forces with the Golden Door Spa at the new Dakota Mountain Lodge.

Talisker Overcame Legal Challenges to Prevail in The Canyons Purchase

Talisker had been pursuing the purchase of The Canyons since 2007, and overcame legal challenges from Vail Resorts and other interested parties throughout the transaction.

The Canyons Resort Sold For $123 million

According to a Form 8-K filed with the United States Securities and Exchange Commission today, the total proceeds received by American Skiing Company were just over $123 Million. Proceeds were received in the form of $52.1 million in cash and $71 million in senior secured notes.

Talisker Sees a Bright Future for The Canyons Resort

We, along with our team in Park City, and the Canyons employees, look forward to unlocking the wonderful potential inside the Canyons ski resort, and to continuing our growing involvement as members of the community,”  Talisker Chairman Jack Bistricer said.

announced today the signing of the Dakota Mountain Lodge, a Waldorf=Astoria Collection hotel and the luxury brand’s and Hilton’s first ski management property.

Located in Park City, Utah as part of The Canyons, Utah’s largest ski and snowboard resort and one of the largest in the United states, the Dakota Mountain Lodge will offer guests an assortment of unique experiences and discoveries for luxury ski enthusiast travelers. Completion and opening is scheduled for spring 2009.

Dakota Mountain Lodge Building II Just Released!

A second phase comprising an additional 137 guest rooms in 65 condo units is planned to commence construction in 2008.

lodge’s impressive offerings, including access to The Canyons’ new Frostwood Gondola, which is currently

If you can’t leave your kids with the grandparents and don’t have the nanny that travels with you, kids are a part of vacations. They can be really fun to have along as long as they don’t get ‘bored’ Lets be honest, family vacations can be challenging enough without having kids who are ‘bored’. Keeping kids constructively occupied without shelling out big dollars can be difficult in a ski town during the season.

The children’s ages dictate family plans on a skiing vacation. Can they enroll in ski school so you can get your turns too or do you need to get daytime babysitter? Are they skilled enough to warrant a private instructor so that skiing with them is an option? Price can really climb with private instruction, but the upside is usually skiing with your kids sooner.

Obviously, with a younger age range, reserving a childcare service for a couple of adult nights makes sense as long as you can find reliable child care. Little-Known Tricks Locals Use to Rent Ski Gear in Park City

Renting equipment should be an easy part of your ski trip, but it can be extremely frustrating if mishandled…

These Insider Secrets Will Save You Time and Hassle When You Rent Ski & Snowbaord Gear at Park City, Deer Valley, and The Canyons.

Ski Rentals In Park City, UtahIf you are renting from a shop try to make reservations in advance, especially for busy periods.

Many shops use databases to store your information, which can speed the process measurably. Try not to go when the store is very busy (ie 8:30-9:30 am), which may be difficult to accomplish, but worth the effort.

Pick up your skis the day you arrive.  It’s one less hurdle to clear the next morning when the shops are always busy!

Check out the demo skis and boards available to see if you can lease to own some new sticks. This is usually the newest technology and may give you the edge you need to keep up with your kids.

Also, prices at the on mountain shops are a little more than those a little further away, so you pay for the convenience of not schlepping gear a long way.

If you do not have the intestinal fortitude to go to the shop (and who can blame you) you can arrange for a professional equipment rental service to come to your hotel or condo and completely outfit your entire family. You will need to make reservations and give sizing information in advance. This is a great way to save time and energy and the cost is not too much more than going to the shop.

The Key to Excellent Childcare in Park City, Utah

If you travel with your children to Park City, Utah and are looking for a good childcare experience our recommendation is a local company called Park City Sitters LLC.  They have been the preferred child care company of locals and the world famous Stein Eriksen Lodge for the past four years.

Bring DVDs to Park City, UtahIf you need drop-off child care, Deer Valley has a great children’s center open during the day but space is very limited so you need to book early.

No matter where you’re staying, bring DVD’s as most hotels have DVD players and they can at least buy you enough time for a shower.
