St. Regis Deer Valley

St. Regis Deer Valley Utah

St. Regis Hotel Deer Valley, UtahConstruction Update: September 2008 Years ago, we watched the excavation of the site atop Portugese Gap in Deer Valley where the St. Regis tower was planned.

It’s incredible to see the site transforming into a luxury hotel.

The framing is complete for the St. Regis Deer Valley Condos, which are the lower 7 stories of the hotel.

The roof of the building is under construction right now.  In the weeks ahead, the interior walls of the top four stories–the St. Regis Deer Valley Residences–will begin to take shape.

The photo to the left shows the main tower of the hotel from Deer Crest Estates Drive.

St. Regis Deer Valley Opening Date: November 24, 2009

Starwood’s website recently announced the hotel is slated to open November 24, 2009.

St. Regis Deer Valley Ski Access

Deer Valley St. Regis Hotel

Deer Hollow is a beginner-level green run accessed from the Jordanelle Express Gondola and the Deer Crest chair lift.

It’s wide open, and fun for people new to the sport, and experienced skiers will have fun arcing wide turns across the run.

The photo to the right depicts the ski-out trail from the St Regis Resort down to the Deer Crest chair lift.

To help you orient yourself about the location of the St Regis on the Deer Valley Ski mountain, here is the link to Deer Valley’s Trail Map online.

Is Deer Valley the “Dubai of the Rockies?”

St Regis Hotel Deer ValleyThere are no man-made islands yet, but…

Developers are moving ahead with numerous projects, in defiance of the “Mortgage Crisis” and real estate doom and gloom from around the USA.

Massive cranes are making noticeable progress, as the structural elements of the St. Regis Deer Valley and Montage Deer Valley Hotel takes shape.

Much of the structural steel and concrete in the St Regis hotel is in place, and the roof is being constructed right now.

The photo to the right was snapped on closing day of ski season (April 2008).

The views from the hotel will be gorgeous.  On days like today, you’ll be able to see for miles!

St. Regis Deer Valley Sales Update

To date, 57 of the 83 Condos and Residences at the St. Regis are already sold.  There are only 8 residences left!

Some floor plans have very limited availability at this point…

But There’s a Secret Stash of Highly Desirable St. Regis Units

Don’t assume the available inventory has been picked over and that the remaining units are inferior–it’s just not true.

Here’s why: The St. Regis Developers are Smart.

They better be–they’re managing a $300 million construction project!  Their sales strategy to this point has been spot-on.  They successfully released the St. Regis units in phases that were carefully chosen to reflect a representative cross section of available units.

“Save The Best For Last”

They knew that in order to sell the building out successfully, they would need some of the best units to still be available in the final release…

And that’s where we are now!

Last we checked, there were only a couple of units officially offered for sale across the Park City MLS.  But in reality, you can select from any of the remaining units in the building at this point.

If you can’t find the unit configuration you want among the St. Regis Deer Valley Condos & Residences Listings for sale, get a copy of the St. Regis Cheat Sheet!

Deer Valley Montage Hotel

Ultra Luxury Hotel Under Construction in Deer Valley®, Utah

Montage Deer ValleyMontage–one of the world’s elite luxury hotel brands–is developing an incredible new hotel-residence property in Deer Valley®, Utah.

We are not affiliated with Montage Hotels & Resorts.  We are simply providing information about the property to readers as it becomes available.

The hotel site, located adjacent to the Empire Canyon Lodge in Empire Pass, Deer Valley® is bustling with activity.

It’s an impressive spectacle, in defiance of the pervasive economic “doom and gloom.”

The efficient progress of the hotel speaks to the developer’s long-term commitment to their plan.

By the way, they’re not financing the construction with pre-sales of Montage residences.

Talk about a show of strength!

The photo above illustrates the construction progress of the hotel as of March 23, 2008.  The setting is spectacular, with the  Daly Chutes, Empire Bowl and Lady Morgan Bowl as a scenic backdrop!

Why Luxury Travelers Love Montage Resorts:

Montage properties are known for their breath-taking natural locations, impressive design, unique ambiance, and the highest quality services and amenities.

The Deer Valley® hotel is the third property in Montage’s collection of distinguished luxury hotels, resorts and residences.  The Montage Beverly Hills opened in November 2008.

In a couple of years,  the Stein Eriksen Lodge may face some stiff competition for luxury travelers headed to Deer Valley® Resort…

Montage Laguna Beach Awards & Accolades

It’s almost obscene how many awards Montage’s flagship Laguna Beach property has won.

The hotel, Spa Montage, Studio restaurant, The Loft wine bar, Mosaic Bar & Grill, and Meeting space are regularly recognized by the press for their excellence.

Looking at the Awards page on Montage’s website, you come to the conclusion that Montage may be the Michael Phelps of the hotel world.

Simply put, Montage dominates every hospitality event they enter…

Montage Resort Deer Valley Utah

Montage Deer Valley LocationThe developers are tight-lipped about the specifics of the new hotel under construction in Deer Valley, but here are a few elements we think may be included:

  • Privately Owned Resort Residences

Deer Valley Montage Hotel Construction Timeline:

Excavation and construction of the Montage site began in Summer of 2007. The hotel will be an extraordinary property, and it is being constructed in a challenging high-elevation environment.

The current estimates we hear regarding a suggested completion date for the hotel is the 2010/2011 winter ski season.

Deer Valley Montage Resort Design Philosophy

The design theme for the Montage is reminiscent of the great mountain lodges of North America.

The Rocky Mountain Arts & Crafts style that is prevalent in the Empire Pass area will compliment the majestic beauty of the spectacular Upper Deer Valley® location.

Montage Laguna Beach Earns “World Saver Award”

Where Is Montage Deer Valley Located? In the September 2008 Conde Nast Traveler publication, judges awarded Montage with a coveted 2008 World Saver Award.

Conde Nast Traveler singled out 38 of the world’s most socially responsible hotels, airlines, cruise lines, and tour operators.

Montage Laguna Beach gives back to their community big time.

Here’s why they were recognized…

Montage’s efforts include creative employee outreach programs, generous grants for marine and language education in the local school district, and grants for art programs at the Boys & Girls Club.

We hope they expand their legacy of being model corporate citizens by offering their support to programs in need in Park City & Deer Valley, Utah.

The Montage Deer Valley Takes “Green Building” Seriously

The hotel will be designed, constructed and operated in accordance with environmentally responsible “green” features that will minimize the resort’s environmental footprint.

Ownership at The Montage Resort at Deer Valley: Condos & Residences

The Montage Resort at Deer Valley® will probably include a number of whole-ownership luxury residences. Unit sizes and prices have not yet been released.

It is not known when the residences will go to market.

Montage Hotel Condominium Suites

Fully-furnished condominium suites may range from two to four bedrooms. Some of the larger units may be configured with lock-off bedrooms that may be rented separately from the main suite.

These Hotel Suite Condominiums could be “turnkey” units that will have similar features and appointments as the hotel residence suites in the Montage.

Penthouse Residence Units at Deer Valley Montage

The balance of the residences could be larger penthouse units generally configured as three, four, and five bedroom residences either fully-furnished or ready to be custom furnished by the purchaser.

All of the Montage Residences will enjoy access to the Montage services and amenities, including the resort restaurants, spa, ski concierge, housekeeping, room service and maintenance support.

Dakota Mountain Lodge and Waldorf=Astoria Announcement

Dakota Mountain Lodge Aligns With Waldorf Astoria Collection

Dakota Mountain Lodge May Be Park City’s New Hot Spot. Dakota Mountain Lodge made national news last year with their announcement of their affiliation with the Golden Door Spa.

Today’s news that the Waldorf=Astoria Collection and Hilton have stepped up to the plate is a big deal for The Canyons® and Park City area visitors and potential real estate investors.

Dakota Mountain Lodge

A New Gold Rush in Park City, Utah?

In the past two years, top international boutique luxury hotel brands St. Regis and Montage have started construction on spectacular new hotels in Deer Valley.

Today’s Waldorf=Astoria announcement is a powerful vote of confidence in the bright future of The Canyons® Resort.

Developers are placing big bets on assorted new developments at the base of The Canyons Resort, and the arrival of the venerable Waldorf=Astoria name may be an indicator of exciting future of Park City’s largest ski resort.

Will Luxury Icon Deer Valley® Resort Have to Compete with The Canyons® Resort for Tomorrow’s Luxury Ski Visitors?

Over the years, Deer Valley has succeeded in attracting luxury ski vacationers and second home owners on the strength of snow grooming, dining, and pampering guests.

Local luxury developer Talisker is in the process of purchasing The Canyons Resort® from American Skiing Company. This raises the question of what The Canyons might look like in the years ahead, and will The Canyons emerge as a competitor for Deer Valley’s business in the luxury segment of the market.

Dakota Lodge Phase II Release Coincides with Waldorf=Astoria Announcement

Sales at Dakota Mountain Lodge have been strong to date–79 units in Building One are pending sale so far at Dakota.

The developer has just released the first condos in building II, which will be available on a first-come-first-served basis.

Park City and Deer Valley’s Best Cash Flow Condos are…

It’s one of the most common queries we receive from investment-minded buyer clients.

Park City & Deer Valley Owners Love Winter Revenue

Not surprisingly, the winter months will generate the bulk of your annual rental revenue. There’s demand for rental properties in Deer Valley, Park City, and at The Canyons Resort.

How To Generate Rental Income When it’s not Snowing?

The trick–from an investment perspective–is to discover which properties will be rented during the other 8 months of the year, albeit at lower nightly rental rates than in the peak winter season.

Amenities Help Maximize Park City Rental Income

Stein’s Lodge

The difference that top cash-flow properties offer relative to inferior cash-flow properties is on-site amenities.

Take Stein Eriksen Lodge, for example. The new conference center they built a few years ago, plus the spa, restaurants, bar, room service, and business center are all additional profit centers for the owners, who share in the profits from these assorted operations.

Most important is the group business that the hotel’s group sales office generates. Bringing groups of 100-300 people at a time to the lodge for 3 or 4 days tends to boost the occupancy!

Increased Rental Revenue =  Increased Appreciation Potential

Here’s the catch…as the management has improved the profitability of the hotel and owner profit sharing has increased, why would an owner want to sell their unit?  You will have to be very patient–and very lucky–to find an available unit for sale at Steins.

Click here to check for Stein Eriksen condos for sale.  If you don’t see any, please email us at Steins@ParkCityRealEstateGuide.com if you want us to include you on our Priority Notification List of any new units for sale at this premier Deer Valley property.

However, Stein’s isn’t the only property that offers potential investors an attractive investment opportunity.  This story is continued here:

Park City has the location and the amenities to satisfy thousands of visitors each night, but the difference in cost for your ski vacation can vary dramatically. Everything can be expensive about a ski vacation and lodging is one of the biggest components.

For the affluent visitor, ski in ski out accommodations range in price from several hundred to several thousand dollars per night. These are world class, Five Diamond lodgings, with service on par with the prices paid.

There are options for regular people as well. Accommodations away from the slopes, but with easy access by free bus or car cost significantly less. Depending on how many people are in your party and bed needs, pricing can be a couple hundred nightly for one and two bedroom condos.

Property management companies in Park City control large inventories of options. These companies are listed under the lodging tab at www.parkcityinfo.com .Houses that are rented out privately are listed there as well as on www.vrbo.com

Après Ski Starts the Party Early in Park City, Utah

Despite Popular Misconceptions About Utah, Park City Has World-Class Restaurants, a Vibrant Nightlife, and a Great Music Scene.

Apres Ski CartoonVisit the hottest little ski town in the heart of the Wasatch Mountains and you may not want to return home!  Traffic and crummy weather are highly over-rated, don’t you think?

Nightlife in Park City get started early and ends early by most standards. Bars stop serving at 1am , but the party starts early–while the lifts are still running.

Where is the best Apres Ski scene in Park City & Deer Valley?

After a great day on the slopes, you need a spot to kick back, relax, and re-group for the evening ahead.  There’s a wide variety to weigh, so here are some options…

A taste of the award winning fondue in the bar at Stein Eriksen Lodge feels like a mini-European vacation.

One too many frothy Stigels at the Goldner Hirsh Inn, and you’ll be ready for a yodeling contest with the ski instructor sitting at the table sitting next to you.

At O’Shucks on Historic Main Street, you can order Schooners (huge vessels that require both hands to hoist the mighty drink) of beer, and patrons toss empty peanut shells on the floor.

At Talisker’s Tower Club in The Village at Empire Pass, club members lounge in oversized chairs in front of the massive stone fireplace, and sample delictable items off the après ski menu.  Kids have their own clubhouse area downstairs for supervised arts, crafts, and games.

Most of Park City’s nightclubs are found on Historic Main Street.  Harry O’s attracts top name performers year-round.  The No Name Saloon, The Spur, and The Sidecar are other popular hangouts for locals and visitors alike.

Après Ski is More Than a Warm-up For Evening in Park City…

Park City apres ski quote

Après ski is under appreciated for the wealth of opportunities it presents.

“I have witnessed the birth (and sometimes the consummation and break up) of torrid affairs, reunions of long lost friends/lovers/enemies, business deals struck and abandoned, and ugly hands of credit card roulette.” says a longtime Park City bartender

Après Ski timing is critical.  You don’t want to be uncomfortable in your ski boots and wet ski clothes, but going home to shower may keep you from getting the right spot at the right time.

Your best bet is to change your clothes (at least your shoes) and secure your skis in overnight ski storage facilities at hotels, resorts or in your vehicle.  Otherwise, you may still be in your ski boots when you try to dance with that cute skier that has been flirting with you from the next table.

Find a place with good music, food and the right mix of people.  Be sure to drink extra water at our high-elevation resorts and do not overindulge early.

One more thing…Get there before 5pm.

PS Be nice to your server as you may want to come back the next day–if you leave at all.

Happy Après!
