The Chateaux at Silver Lake is Also a Great Cash-Flow Generator
Right across the street from Stein Eriksen Lodge in Silver Lake Village is the Chateaux at Silver Lake, which has similar amenities but slightly less convenient ski access. But don’t let the easy walk across the street to skiing location put a damper on your enthusiasm for this top-notch property.
The Chateaux at Silver Lake is only about 10 years old, and these units can generate between $60,000-$150,000 in gross rental income annually, depending on size, views, location within the building, and amount of owner use.
I dined at The Chateaux’s Bistro Toujours restaurant with my wife and a long-time client last week during the Sundance Film Festival, and we had another great experience. Here’s why…
- No hectic Sundance Festival traffic
- Free, easy heated underground parking
- We called for reservations just the day before..no problem!
- The food was tasty and perfectly prepared
- We even sat next to an A-List Hollywood celeb! We’ll leave his identity private, but you’ll be comforted to learn he treated the staff with courtesy and gratitude.
There are actually two elements of the Chateaux…the main lodge and The Residences at The Chateaux, which are fractional ownership.

Exploring Montage Deer Valley Residences: How To Eat An Elephant (Part 2)…
The Deer Valley Montage is too spectacular & complex to summarize in one quick post. So, over the next few weeks, we will help you digest the Deer Valley Montage residences one bite at a time!
In our last Montage post you learned that the Montage Deer Valley will contain 174 luxury hotel rooms and 81 private residences.
Montage Furnished Condos vs. Unfurnished Montage Residences
The luxury hotel rooms will be retained by the developer. So from here on, we’ll focus on the 81 residences in the Montage Deer Valley.
There are dozens of floor-plans to choose from, which makes the exploration of the Deer Valley Montage a fun adventure! Keeping it simple…
The Deer Valley Montage contains two different types of residences–furnished and unfurnished.
Furnished Deer Valley Montage Residences
Forty-nine of the eighty-one residences in the Deer Valley Montage will be furnished condos.
Furnished Montage Deer Valley condos will range in size from roughly 1,200 to 3,300 square feet, and are located on the 8th and 9th floors of the hotel.
And just so you know…it’s NOT typical hotel furniture.
These luxurious properties will be fully furnished and appointed to Montage’s Five-Star standards. Think estate-quality furnishings and fabrics, custom furniture, hand-made rugs, local art, etc.
Depending on the unit size, the Montage Deer Valley furnishings could cost a few hundred thousand dollars if you were to go out and source these items yourselves. So, when you’re comparing prices of furnished vs. unfurnished units, don’t under-estimate the value that’s included with the furnished units.
Most of the furnished condos are three bedroom configurations, with a handful of 4 bedroom properties available if you want a little extra space.
There are only 2 one-bedroom furnished condos in the building, and about a dozen furnished two bedroom condos. That’s it for small units. How’s that for scarcity?
Limited supply of these smaller Montage condos suggests that these could be some of the best investment condos in the hotel due to their scarcity and comparatively lower prices.

Unfurnished Montage Deer Valley Residences & Penthouses

If you don’t want to put your Deer Valley Montage residence in the hotel rental pool, or if you would like to create a custom interior in your residence, one of the 32 unfurnished Montage residences may be just what you’re looking for.
Some of the unfurnished Montage residences are two-story designs, which makes the residences live more like luxury homes than ski condos.
A few of the Montage residences are “thru-units” that span the entire width of the building!
These rare units offer views up towards the Daly Chutes on the south side of the building, and down Daly Canyon over Old Town Park City on the north side of the building!
These thru-units offer incredible natural light during the daytime, and seductive night-time views looking over the twinkling lights of Park City once the sun sets…
Like the furnished condos on the lower floors, the unfurnished residences are mostly larger units. In fact, there is only one 2-bedroom unfurnished residence available in the entire Deer Valley Montage.
Most of the unfurnished Deer Valley Montage floor plans are 3 and 4 bedroom suites, many of which have additional dens/media rooms, and balconies that add outdoor living area to the gorgeous interior living spaces.
“Secret Montage Model” Demolished!
To say that Montage is fastidious about their interior finish selections is an under-statement! Here’s why we say that…
They built a “model” of a Montage luxury hotel room in a secret warehouse in Salt Lake City last year. Then they proceeded to tear it apart and rebuild it about a dozen times in the pursuit of perfection of the finest interior finishes and details. How often do you see that level of attention to detail?
Sorry…we can’t publish photos of the Montage Deer Valley interiors. We were asked not to publish any interior photos, so we will respect that request until the developer is ready.
There may be another model unit under construction somewhere, but we can’t risk speculation about where or when it may be unveiled. However…

Here’s why…
Silver Strike Deer Valley Condo Auction
On Tuesday, the developers of Silver Strike Lodge announced that they will be auctioning off 8 ski-in/ski-out condos in the Village at Empire Pass.
This is the most significant auction of Deer Valley real estate in about 20 years.
When you saw this headline, did you jump to the conclusion that the real estate market conditions in Deer Valley can’t be that much different than Detroit?
Au contraire, mon Frère!
St. Regis Deer Valley Condo Sales

St Regis Deer Valley
Today, 9 units at the St. Regis Resort & Residences, Deer Crest were published across the Park City MLS as closed.
Another 50 units are under contract, and are expected to close within the next 30 days, totaling over $100 million.
And get this…each of the properties sold for 100% of list price ranging from $1044 to $1768 per square foot.
In fact, the 4 bedroom Residence at the St. Regis was the most expensive condo per square foot to have sold in Deer Valley–EVER!
How do you reconcile these two contradictory expressions of the Deer Valley market conditions?

It’s been a tough couple of months for Park City & Deer Valley property managers.
With a couple of Park City’s largest property management companies announcing they would be late on rent payments due to owners…
Park City & Deer Valley second home owners and investment property owners might want to take a closer look at who’s managing their investments, and ask some due diligence questions.

Questions to Ask and Understand When Choosing a Park City or Deer Valley Property Management Company
· How many years has the Property Management Company been operating?
· Business hours: do they vary with different seasons?
· After hours: how are check-ins handled?
· How are emergency- maintenance problems handled?
· Are services sub-contracted or do you maintain a staff to handle housekeeping and maintenance services?
· Review contract in detail and understand the commission structure; i.e. is it based on gross revenue or net revenue?
· How are travel agent and/or credit card fees handled?
· What housekeeping and maintenance services are included? Is there a fee associated?
· Understand cancellation terms and the need for honoring existing reservations.
· How often are owner statements prepared? Review a standard year-end statement to understand credits and charges.
· How do you handle advance deposits? Do you have a trust account for owner rental revenue?
· How do you market your company, and more specifically, how will you market my property?
· What are the start-up costs?
· Do you have projections so I can know what to expect in upcoming years in addition to past years’ actual revenue #s for comparable type properties?
·What can you provide to me with regards to your company’s financial strength and ability to perform on your contractual obligations to owners?

It’s no secret–the economy is on everybody’s mind these days…
How Will The Economy Impact Real Estate in Park City & Deer Valley, Utah?
We sat down and had lunch with some of the brightest minds in resort real estate last week.
Guests at the event included Harry Frampton (Founder of East West Partners and Chairman of the Urban Land Institute) and Jim Flaum, the Managing Broker for Slifer, Smith and Frampton Vail Associates Real Estate.
These guys have been selling ski-in/ski-out real estate for decades, and they traveled to Park City to generously share some of their experiences in challenging economic times with a handful of local brokers who had been invited to the think-tank themed luncheon.
Good News For Park City & Deer Valley Real Estate
Global hotel brands St. Regis, Montage, and Waldorf=Astoria all have ultra-luxury hotels under construction in the Park City/Deer Valley area.
The Halo Effect: ”Branded” Hotels Will Redefine Deer Valley Real Estate
According to Frampton, Deer Valley will see a “Halo Effect” the day the St. Regis Resort & Residences, Deer Crest opens its doors in 2009.
“We saw it happen with the Ritz Carlton in Bachelor Gulch. As soon as the hotel opened, we saw a totally different type of visitor to the valley.” The type of visitor who only stays at branded 5 star resorts…
Will History Repeat Itself in Deer Valley, Utah?
So what was the impact on the local real estate market in Vail when the Ritz Carlton opened? “Average prices increased from $200-400 per square foot at neighboring properties in town,” according to Frampton.
Expert Says Global Hotel Brands Will Elevate Park City, Utah as a Travel Destination
There’s tremendous power and leverage behind the global brands. According to Jim Miller, General Manager of Dakota Mountain Lodge, “branded hotels will help elevate the Park City area as a destination.”
Consider the new Waldorf=Astoria Dakota Mountain Lodge, for instance. Hilton is the parent company of Waldorf=Astoria Collection. Dakota Mountain Lodge is the only true ski-in/ski-out property in Hilton’s stable.
Park City Hotel Reservations Turbocharged?
Hilton books over 1 million room nights per day using a robust online reservation system for their 3,300 properties. This doesn’t even include the additional rooms reserved on online travel sites like Hotwire, Expedia, and Travelocity.
Furthermore, they have more than 200 global salespeople whose sole job is to promote and book group and conference reservations at Hilton hotels around the world. This could be a key ingredient in creating business during the non-skiing months.
The ability to tap into sister brands is critical. Think of the 20 Million Hilton Honors customers, not to mention their cooperative marketing agreements with airlines, credit card companies, etc…

Construction Update: September 2008 Years ago, we watched the excavation of the site atop Portugese Gap in Deer Valley where the St. Regis tower was planned.
It’s incredible to see the site transforming into a luxury hotel.
The framing is complete for the St. Regis Condos, which are the lower 7 stories of the hotel.
The roof of the building is under construction right now. In the weeks ahead, the interior walls of the top four stories–the St. Regis Residences–will begin to take shape.

St. Regis Deer Valley Opening Date: November 24, 2009
Starwood’s website recently announced the hotel is slated to open November 24, 2009.
St. Regis Deer Valley Ski Access

Deer Hollow is a beginner-level green run accessed from the Jordanelle Express Gondola and the Deer Crest chair lift.
It’s wide open, and fun for people new to the sport, and experienced skiers will have fun arcing wide turns across the run.
The photo to the right depicts the ski-out trail from the St Regis Resort down to the Deer Crest chair lift.

Is Deer Valley the “Dubai of the Rockies?”
There are no man-made islands yet, but…
Developers are moving ahead with numerous projects, in defiance of the “Mortgage Crisis” and real estate doom and gloom from around the USA.
Massive cranes are making noticeable progress, as the structural elements of the St. Regis and Montage Hotels take shape.
Much of the structural steel and concrete in the St Regis hotel is in place, and the roof is being constructed right now.
The photo to the right was snapped on closing day of ski season (April 2008).
The views from the hotel will be gorgeous. On days like today, you’ll be able to see for miles!
St. Regis Deer Valley Sales Update
To date, 57 of the 83 Condos and Residences at the St. Regis are already sold. There are only 8 residences left!
Some floor plans have very limited availability at this point…
But There’s a Secret Stash of Highly Desirable St. Regis Units
Don’t assume the available inventory has been picked over and that the remaining units are inferior–it’s just not true.
Here’s why: The St. Regis Developers are Smart.
They better be–they’re managing a $300 million construction project! Their sales strategy to this point has been spot-on. They successfully released the St. Regis units in phases that were carefully chosen to reflect a representative cross section of available units.
“Save The Best For Last”
They knew that in order to sell the building out successfully, they would need some of the best units to still be available in the final release…
And that’s where we are now!
Last we checked, there were only a couple of units officially offered for sale across the Park City MLS. But in reality, you can select from any of the remaining units in the building at this point.
