Construction Update: 
Closing Day at Deer Valley Ski Resort.

Years ago, we watched the excavation of the site at the top of Portugese Gap where the St. Regis tower will be located. 

It’s pretty incredible to see the hotel taking shape. 

The framing is nearly complete for the St. Regis Condos, which are the lower 7 stories of the hotel.

In the months ahead, the top four stories–the St. Regis Residences–will begin to take shape.

The photo above shows the ski-in access from the Deer hollow Ski Run.

Deer Hollow is a beginner-level green run accessed from the Jordanelle Express Gondola and the Deer Crest chair lift. 

It’s wide open, and fun for people new to the sport, and expierienced skiers will have fun carving sweeping wide turns across the run.

But you might be surprised by the amount of new construction underway in Deer Valley, in defiance of the “Mortgage Crisis” and real estate doom and gloom from around the USA.

Massive cranes are slowly but surely making progress, as the structural elements of the St. Regis and Montage Hotels are beginning to take shape.

Looks like the steel and concrete is complete up to the 6th story of the 11 story tower.

The views from the hotel will be gorgeous.  On days like today, you’ll be able to see for miles!

Deer Valley Montage Hotel Construction Timeline:

Excavation and construction of the Montage site began in Summer of 2007 and completion is anticipated to occur in the summer of 2010.  If construction proceeds as planned, the hotel may be open for a winter 2010-2011 opening.

The Dakota Mountain Lodge to Debut at The Canyons

BEVERLY HILLS, Calif. - February 22, 2008 - The Waldorf=Astoria Collection and DuVal Development
announced today the signing of the Dakota Mountain Lodge, a Waldorf=Astoria Collection hotel and the luxury brand’s and Hilton’s first ski management property.

Located in Park City, Utah as part of The Canyons, Utah’s largest ski and snowboard resort and one of the largest in the United states, the Dakota Mountain Lodge will offer guests an assortment of unique experiences and discoveries for luxury ski enthusiast travelers. Dakota Mountain Lodge Building II Just Released!

A second phase comprising an additional 137 guest rooms in 65 condo units is planned to commence construction in 2008. 
Guests will see The Waldorf=Astoria Collection’s hallmarks of discovery and unique experiences throughout the
lodge’s impressive offerings, including access to The Canyons’ new Frostwood Gondola, which is currently
under construction and will be adjacent to the Dakota Mountain Lodge
. Guests will be able to ski-in/-out to The Canyons’ slopes with personal ski valets escorting their equipment to and from the gondola.
 

For après ski, or as a destination in itself, guests will be able to indulge in the Dakota Mountain Lodge’s

Stein Eriksen Lodge Isn’t Your Only Good Investment Condo Option

Right across the street from Stein Eriksen Lodge in Silver Lake Village is the Chateaux at Silver Lake, which has similar amenities but slightly less convenient ski access.  But don’t let the easy walk across the street to skiing location put a damper on your enthusiasm for this top-notch property.   

The Chateaux at Silver Lake is only about 10 years old, and these units can generate between $100,000-$190,000  in gross rental income annually, depending on size, views, location within the building, and amount of owner use.

  • No hectic Sundance Festival traffic
  • Free, easy heated underground parking
  • We called for reservations just the day before..no problem!
  • The food was tasty and perfectly prepared  
  • We even sat next to an A-List Hollywood celeb!  We’ll leave his identity private, but you’ll be comforted to learn he treated the staff with courtesy and gratitude.

There are actually two elements of the Chateaux…the main lodge and The Residences at The Chateaux, which are fractional ownership. 

The Residences at The Chateaux do not allow you to capture rental revenue if you can’t use your allotted weeks, but it’s a great opportunity to buy a Deer Valley Condo at a fraction of the investment of a whole ownership Deer Valley condo.

When it opens, the St. Regis Resort and Residences, Deer Crest may very well join the three properties we have discussed so far as the finest investment properties in the Park City and Deer Valley area.  The St. Regis is under construction and the new hotel is expected to be complete in time for the 2009/2010 ski season.

Most important is the group business that the hotel’s group sales office generates. Bringing groups of 100-300 people at a time to the lodge for 3 or 4 days tends to boost the occupancy!

Here’s the catch…as the management has improved the profitability of the hotel and owner profit sharing has increased, why would an owner want to sell their unit?  You will have to be very patient–and very lucky–to find an available unit for sale at Steins.

The eleven story St. Regis Hotel features 67 hotel-condominiums in one through four bedroom floor plans.

Floors 1-7 of the St. Regis are condos.  Owners of St. Regis condos may rent their units through the on-site managment company when they’re not using their St. Regis Deer Valley condos for their private use.

The top four floors of the St. Regis are home to 26 private residences. 

No rentals will be allowed in the St. Regis Residence units.   If you search for St. Regis Residences for sale, units with numbers in the 800’s-1100’s are the residence units.

Tips to Finding Lodging in Park City, Utah

So you want to ski the greatest snow on earth and be in the best ski town in North America? Park City, Utah is the place.

Park City, Deer Valley, and the Canyons offer some of the widest variety of terrain in a small area that can be found in North America, plus there are 6 more resorts within an hour drive of Park City, Utah.

Park City has the location and the amenities to satisfy thousands of visitors each night, but the difference in cost for your ski vacation can vary dramatically. Everything can be expensive about a ski vacation and lodging is one of the biggest components.

For the affluent visitor, ski in ski out accommodations range in price from several hundred to several thousand dollars per night. These are world class, Five Diamond lodgings, with service on par with the prices paid.

There are options for regular people as well. Accommodations away from the slopes, but with easy access by free bus or car cost significantly less. Depending on how many people are in your party and bed needs, pricing can be a couple hundred nightly for one and two bedroom condos.

These can be a great deal for larger groups. Make sure to know how accessible the slopes are from the home; is there a bus stop in easy walking distance? Is there parking if you choose to rent a car? Is the kitchen stocked so you can prepare meals? Eating one or two meals in can save lots of money.

Nightlife in Park City get started early and ends early by most standards. Bars stop serving at 1am , but the party starts early–while the lifts are still running.

Where is the best Apres Ski scene in Park City & Deer Valley? 

After a great day on the slopes, you need a spot to kick back, relax, and re-group for the evening ahead.  There’s a wide variety to weigh, so here are some options…

A taste of the award winning fondue in the bar at Stein Eriksen Lodge feels like a mini-European vacation.  

One too many frothy Stigels at the Goldner Hirsh Inn, and you’ll be ready for a yodeling contest with the ski instructor sitting at the table sitting next to you.

At O’Shucks on Historic Main Street, you can order Schooners (huge vessels that require both hands to hoist the mighty drink) of beer, and patrons toss empty peanut shells on the floor. 

At Talisker’s Tower Club in The Village at Empire Pass, club members lounge in oversized chairs in front of the massive stone fireplace, and sample delictable items off the après ski menu.  Kids have their own clubhouse area downstairs for supervised arts, crafts, and games.

Most of Park City’s nightclubs are found on Historic Main Street.  Harry O’s attracts top name performers year-round.  The No Name Saloon, The Spur, and The Sidecar are other popular hangouts for locals and visitors alike.

Après Ski is More Than a Warm-up For Evening in Park City…

Après ski is under appreciated for the wealth of opportunities it presents. 

“I have witnessed the birth (and sometimes the consummation and break up) of torrid affairs, reunions of long lost friends/lovers/enemies, business deals struck and abandoned, and ugly hands of credit card roulette.” says a longtime Park City bartender

Après Ski timing is critical.  You don’t want to be uncomfortable in your ski boots and wet ski clothes, but going home to shower may keep you from getting the right spot at the right time. 

Your best bet is to change your clothes (at least your shoes) and secure your skis in overnight ski storage facilities at hotels, resorts or in your vehicle.  Otherwise, you may still be in your ski boots when you try to dance with that cute skier that has been flirting with you from the next table.   

Find a place with good music, food and the right mix of people.  Be sure to drink extra water at our high-elevation resorts and do not overindulge early. 

One more thing…Get there before 5pm.  

PS Be nice to your server as you may want to come back the next day–if you leave at all.
