Most of the real estate agents in town barely know how to use the new Park City MLS, much less update all of the links on their websites to pull current data using the new feed.

We got a call from a seller client yesterday asking why the listing price on her home was not correctly listed on the MLS…
Turns out her home’s information was correct on the live feed of the MLS Park City Utah, but she was looking at one of our competitor’s sites! It might take months before the poor agent even realizes that they’re still displaying listings from October 2008.

Deer Valley Resort: What’s New for Ski Season?

Deer Valley Utah — Ski Area Improvements for 2008-2009
Deer Valley® Resort was rated the number one ski resort in North America by readers of Ski Magazine once again, winning the honor for the second consecutive year. Deer Valley has been ranked among the top three resorts for eight years running.
All Park City Area Resorts Rate High
Nearby Park City Mountain Resort and The Canyons Resort were also reader favorites, placing 5th and 13th respectively.
Deer Valley is Consistent. Here’s why:
Deer Valley doesn’t rest on its laurels. The resort invested in improvements that will maximize visitor enjoyment, to the tune of about $8 million during the 2008 off-season.
Deer Valley On-Mountain Improvements
Cushing’s Cabin, located at the top of Flagstaff mountain, now seats about 50 guests and offer soups, salads, snacks, and new bathrooms. This will be a great spot to warm-up and grab a quick bite without leaving the powder stashes of Northside. Empire Lodge was also remodeled to maximize seating and flow.
Deer Valley’s Snow Grooming Gets Better
Major investments in snowmaking will pay dividends for years to come and the addition of five new snow-cats will ensure that Deer Valley maintains the best snow grooming operation in the world.
Deer Valley-A good Neighbor
Off the mountain, the resort added forty-four snowmobiles to the fleet at Summit Meadows Adventures as well as securing much needed employee housing.

The resort opens December 6th with the annual Celebrity Ski-fest and the mountain will close on April 12, 2009. The Freestyle World Cup comes to Deer Valley Jan 29-31 with aerials and mogul events that are free and always worth watching.

Deer Valley Homes: Ski Access Preserves Value

As real estate markets around the country have deteriorated along with the global equities markets, there is a bit of good news for some resort property owners…
Do Deer Valley Home Owners With Ski-In/Ski-Out Access Have Down-side Protection?
This chart demonstrates the importance of ski access to property values in Deer Valley, Utah.
The average sales price of all homes in Deer Valley fell 18.05% to $3,245,576 from 2007 to 2008 (through 10/31/08).
The average sales price of ski-in/ski-out homes increased 12.48% to $6,235,958 during the same period.
You can see this divergence on the chart from 2007-2008.
It could be worse for homes without ski-in/ski-out access.
Since the inclusion of ski-in/ski-out homes in the “All Deer Valley Areas” category boosts the average sales price, the market for homes without ski access may have softened even more than the chart displays.
Based on this chart, now could be an excellent time to hunt for deals in Lower Deer Valley, but don’t expect to see substantial declines in Upper Deer Valley Homes or Homes in Empire Pass.

Readers of Ski Magazine once again voted Deer Valley, Utah the number one ski resort in North America. The survey tracks the continent’s best ski resorts, based on quality of terrain, snow, grooming and more.

Record Land Sale in Deer Valley, Utah
It doesn’t seem like the smart money is too worried about the national “mortgage crisis” having a big impact on Deer Valley real estate values.
Deer Valley just witnessed the most expensive single-family residential lot sale to date…
The lot was a resale lot that was originally purchased from the high-end developer Talisker three years ago.
Lot #22 Red Cloud just sold for a cool $5 mil.

Deer Valley Ski Season Ends

Even though it’s still snowing in Park City, Utah…
Deer Valley Resort Wrapped Up a Phenomenal Ski Season April 13th.
We couldn’t resist a day of spring skiing on Deer Valley’s closing day.
And what a spectacular day it was…Not a cloud in the sky, and no crowds on the lifts.

Check out the huge cornice at the top of the Daly Chutes on April 13th!
Average base depth of the snow-pack on closing day was a whopping 131 inches…not a brown muddy patch to be found anywhere on the ski runs, even at lower elevations like Deer Crest (see below photo).

St. Regis Deer Valley

Construction Update: September 2008
Years ago, we watched the excavation of the site atop Portugese Gap in Deer Valley where the St. Regis tower was planned.
It’s incredible to see the site transforming into a luxury hotel.
The framing is complete for the St. Regis Condos, which are the lower 7 stories of the hotel.
The roof of the building is under construction right now. In the weeks ahead, the interior walls of the top four stories–the St. Regis Residences–will begin to take shape.
The photo to the left shows the main tower of the hotel from Deer Crest Estates Drive.
St. Regis Deer Valley Opening Date: Summer 2009?
Starwood’s website recently announced the hotel is slated to open August 30, 2009.
St. Regis Deer Valley Ski Access
Deer Hollow is a beginner-level green run accessed from the Jordanelle Express Gondola and the Deer Crest chair lift.
It’s wide open, and fun for people new to the sport, and experienced skiers will have fun arcing wide turns across the run.
The photo to the right depicts the ski-out trail from the St Regis Resort down to the Deer Crest chair lift.

Is Deer Valley the “Dubai of the Rockies?”
There are no man-made islands yet, but…
Developers are moving ahead with numerous projects, in defiance of the “Mortgage Crisis” and real estate doom and gloom from around the USA.
Massive cranes are making noticeable progress, as the structural elements of the St. Regis and Montage Hotels take shape.
Much of the structural steel and concrete in the St Regis hotel is in place, and the roof is being constructed right now.
The photo to the right was snapped on closing day of ski season (April 2008).
The views from the hotel will be gorgeous. On days like today, you’ll be able to see for miles!
St. Regis Deer Valley Sales Update
To date, 57 of the 83 Condos and Residences at the St. Regis are already sold. There are only 8 residences left!
Some floor plans have very limited availability at this point…
But There’s a Secret Stash of Highly Desirable St. Regis Units
Don’t assume the available inventory has been picked over and that the remaining units are inferior–it’s just not true.
Here’s why: The St. Regis Developers are Smart.
They better be–they’re managing a $300 million construction project! Their sales strategy to this point has been spot-on. They successfully released the St. Regis units in phases that were carefully chosen to reflect a representative cross section of available units.
“Save The Best For Last”
They knew that in order to sell the building out successfully, they would need some of the best units to still be available in the final release…
And that’s where we are now!
Last we checked, there were only a couple of units officially offered for sale across the Park City MLS. But in reality, you can select from any of the remaining units in the building at this point.
