Park City Home Loan Limits Increase

  

Park City Home Buyers Rejoice…

The Economic Stimulus Act of 2008 Makes Borrowing Less Expensive!  Because the Park City, Utah area qualifies as a “high-cost” area, it received the maximum allowable increase under the new stimulus plan.

The New “Conforming” Loan Limits Expire December 31st

Between April 1st and December 31st, 2008 FHA, Fannie Mae and Freddie Mac “Conforming” loan limits in Summit County will be raised to $729,750.  In nearby Wasatch County, the “Conforming” limits were raised to $431,250.

 This should open the door for Park City Home buyers to purchase or refinance their properties at “Conforming” loan rates, as opposed to paying “jumbo” loan rates.  In recent weeks, jumbo loans have carried about a one point premium in rates over conforming loan products.

This is good news for buyers, as the “Mortgage Crisis” has made real estate financing more difficult and more expensive in recent months. Here are the new FHA Mortgage Limits for every county in the USA.

The photo above illustrates the construction progress of the hotel as of March 23, 2008.  The setting is spectacular, with the  Daly Chutes, Empire Bowl and Lady Morgan Bowl as a scenic backdrop!

The developers are tight-lipped about the specifics of the hotel, but here are a few elements that may be included:

Deer Valley Montage Hotel Construction Timeline:

Excavation and construction of the Montage site began in Summer of 2007 and completion is anticipated to occur in the summer of 2010.  If construction proceeds as planned, the hotel may be open for a winter 2010-2011 opening.

The design theme for the Montage is reminiscent of the great mountain lodges of North America.  The Rocky Mountain Arts & Crafts style that is prevalent in the Empire Pass master planned area will compliment the majestic beauty of the spectacular Upper Deer Valley® location.

The Montage Deer Valley Takes “Green Building” Seriously

The hotel will be designed, constructed and operated in accordance with environmentally responsible “green” features that will minimize the resort’s environmental footprint. 

Ownership at The Montage Resort at Deer Valley: Condos & Residences

The Montage Resort at Deer Valley® will include a number of whole-ownership luxury residences. Unit sizes and prices have not yet been released.

It is anticipated that Montage Residences will go to market midway through construction in late 2008. Two different product types are planned…

Montage Hotel Condominium Suites

Fully-furnished condominium suites may range from two to four bedrooms. Some of the larger units may be configured with lock-off bedrooms that may be rented seperately from the main suite. 

These Hotel Suite Condominiums are “turnkey” units that will have similar features and appointments as the hotel suites in the Montage.

Penthouse Residence Units at Deer Valley Montage

The balance of the residences could be larger penthouse units generally configured as three, four, and five bedroom residences either fully-finished or ready to be custom furnished by the purchaser. 

All of the Montage Residences will enjoy access to the Montage services and amenities, including the resort restaurants, spa, ski concierge, housekeeping, room service and maintenance support.
